St. Augustine Real Estate: Two of the Best Values in Town

Here are two great values I have listed right now:

Anastasia by the Sea.

Over on 16th Street just a block from the beach sits a small, 60-unit community called Anastasia by the Sea.  Typically the units are 2-bedroom flats (there are some threes), the buildings are less than 10-years old, and there’s a community pool and some units have garages.

Anastasia By the Sea is for: People who are looking for great value at the beach.  For example, my unit at 206 16th J is priced at just $149,900, while units at Seaside at Anastasia next door start $249,900.  That’s an $100k difference.

Anastasia by the Sea is not for: People who hate stairs.  ABTS doesn’t have elevators, so if you buy a third floor walk up you’ll be climbing a bit.

Anastasia Island Townhomes

Anastasia Island Townhomes is a small, 25-unit community in the Davis Shores area of Anastasia Island, most units have three bedrooms, all with large living areas and garages.  There is a community pool.

The community is literally in the heart of everything good about St. Augustine.  You can walk to the Lighthouse in five minutes, and if you ride a bike you can be to the beach in about the same amount of time via the Anastasia Island State Park entrance.  Best of all you’re practically across the street from one of the city’s best restaurants, Gypsy Cab Co., and close by to Surf Station and Blue Sky, the city’s stalwart surf shops.

Anastasia Island Townhomes is for:  Someone who wants to be in the heart of it all.  It’s close to everything by foot or by bike: even the Historic District via the Bridge of Lions is just eight blocks away.  The unit I have listed here at C-16 is over 1800 square feet, has three bedrooms and two full baths, a computer area, and a garage…all for $139,900 or about $77 a square foot.

Anastasia Island Townhomes is not for: Someone who can’t do stairs. These are townhome-style units with an upstairs and a downstairs, so there is some climbing involved.
